Taxes and expenses
For the purchase of this property at a price of 860,000 €, the buyer must pay the Property Transfer Tax (ITP) in Catalonia according to the currently applicable progressive system.
This tax is calculated in brackets. On the first 600,000 €, a rate of 10% is applied, which amounts to 60,000 €. On the remaining amount, that is 260,000 €, the next bracket of 11% is applied, which equals 28,600 €.
Therefore, the total ITP payable would be 88,600 €.
In addition to this tax, the buyer must also cover the usual costs of formalizing the purchase, such as notary fees, property registry fees and, if applicable, administrative management (gestoría), which usually amount to approximately 1,500 € to 2,000 € in total.
Consequently, the buyer should expect total acquisition costs of around 90,000 €, meaning that the total amount required to purchase the property for 860,000 € would be approximately 950,000 € including taxes and expenses.
