Characteristics and information of the Platja dAro POUM:
Art. 187. Detached single-family houses. Subzone 8d
1. Plot conditions. The minimum plot is set at 1,200 mÇ. A minimum plot width on the road front of 25 meters is set.
2. Building parameters. The net buildability index per plot is set at 0.35 m² st/m² floor. The maximum occupancy percentage of the plot for the building will be 30% of its surface. The maximum height is set at 6.50 meters, corresponding to the ground floor plus a first floor.
3. Basement. Only a basement floor with a maximum depth of 3.50 meters is allowed, measured from the ground floor of the building, with the conditions set out in article 60 of these regulations.
4. Separations at plot boundaries. The minimum separations of the building will be 5 meters on the street and 3 meters on the other neighboring parts.
5. Maximum ceiling per building unit. It is fixed at 600 mÇ.
Art. 60. Urban use of the subsoil
1. The authorizations and licenses for the urban use of the subsoil, in the zones of private use, will conform to the established in each zone.
All uses that comply with the relevant sectoral legislation will be authorized in the underground, in terms of guaranteeing the safety and health of people. Housing or residential uses in the basement will not be allowed.
2. This use and exploitation of the subsoil for private use, may be exercised up to a maximum of two floors with a maximum depth of 7.50 meters, measured from the level of the ground floor of the building, and always that does not affect existing and/or planned infrastructures.
3. In the case of not being specifically regulated in the corresponding area, an additional occupation of the subsoil will be admitted up to a percentage of 30% of the occupation admitted for the building above ground (that is to say in case of an occupation maximum allowed above ground level of 30%, a subsoil occupation of 39% would be allowed. In the case of buildings aligned with the road, a buildable depth of the subsoil of 30% additional to the depth of the ground floor will be allowed (that is, in the case of a buildable depth of 20 meters on the ground floor, a depth of buildable in the basement of 26 meters).
The City Council may authorize greater occupation of the underground to facilitate the construction of a greater number of parking spaces, in accordance with the conditions set out in article 57 of these regulations.
4. In the arrangement of isolated buildings, the basement will maintain the same minimum separations to neighboring limits, fixed for each zone. Garage ramps are excluded from this minimum separation obligation to neighboring boundaries. Likewise, the basement or part of it can be attached to the neighboring median, with the written consent of the neighboring owner. The city council may authorize the basement to be attached to the edge of the street as long as the roof finish does not protrude above the street level, or it complies with the determinations established in article 89 of these regulations.
5. The subsoil of the land intended for systems may be used for other uses compatible with the functionality of the system (parking, etc.), as long as this is recognized in this POUM and/or in the derived planning.
